I’ll be honest — I’ve gone a little quiet lately.

Not because I stopped caring about real estate, but because I’ve been watching, listening, and paying attention to what’s actually happening on the ground before saying anything.

And here’s what I can tell you right now:

If you’re thinking about buying or selling a home this year, the biggest mistake you can make is waiting for perfect conditions.

They rarely show up the way we expect.


What I’m Seeing Right Now (No Hype)

I talk to a lot of people who are stuck in the same loop:

  • “I’m waiting for rates to drop.”

  • “I’m waiting for prices to come down.”

  • “I’m waiting to feel more confident.”

Totally understandable. Buying or selling a home is a big decision.

But here’s the reality I’m seeing across San Diego and surrounding areas:

  • Homes that are priced right are still moving

  • Buyers who are prepared are getting opportunities others miss

  • Sellers who are strategic are avoiding long days on market

The market isn’t frozen — it’s just more selective.


If You’re a Buyer, This Matters Most

If I were buying right now, I’d focus less on trying to time the market and more on controlling what I can control:

  • My budget

  • My monthly comfort level

  • My long-term plans

Rates will change. Prices will move. But buying the right home at the right payment for your life matters more than chasing the lowest headline number.

Some of the best opportunities I’m seeing right now are with buyers who are prepared, patient, and realistic — not rushed, not fearful.


If You’re a Seller, This Is the Shift

If you’re thinking about selling, the old “throw it on the market and see what happens” approach doesn’t work anymore.

The sellers doing well right now are:

  • Pricing based on current data, not last year’s peak

  • Preparing their homes properly

  • Understanding how buyers are thinking today

That doesn’t mean you can’t sell — it just means strategy matters more.
